Terms and Conditions for Property International Listing on Proplokl
1. Agreement Overview
By listing your property on Proplokl ("the Platform"), you ("the Agent") agree to comply with these Terms and Conditions. This agreement outlines the rules and responsibilities for listing properties for a duration of 30 days for a fee of RM 39 per listing.
2. Eligibility
To list a property, the Agent must:

Be a licensed real estate agent or authorized representative.

Provide accurate and verifiable property details.

Comply with all relevant property laws and regulations in Malaysia.
3. Listing Fee

The fee for listing a property is RM 39 per listing for 30 days.

Payment must be made upfront and is non-refundable under any circumstances, including removal of the listing before the 30-day period ends.
4. Listing Duration

Each property listing will remain live on the Platform for 30 calendar days from the date of posting.

Listings will automatically expire after the 30-day period unless renewed by the Agent.
5. Content Guidelines
Agents must ensure all content submitted complies with the following:

Accurate and truthful descriptions of the property.

Clear, high-quality photos of the property.
-
No offensive, misleading, or fraudulent information.
Proplokl reserves the right to edit, modify, or remove content that violates these guidelines.
6. Platform Responsibilities

Proplokl provides a platform for property listings but does not guarantee inquiries, leads, or property sales.

Proplokl is not liable for disputes between agents and property seekers.
7. Agent Responsibilities

Agents are solely responsible for the accuracy of their listings and compliance with applicable laws.

Agents must respond promptly to inquiries and conduct their transactions with professionalism and integrity.
8. Prohibited Activities
Agents may not:

List properties without proper authorization.

Post duplicate or repetitive listings to manipulate visibility.

Use the Platform for any illegal activities.
9. International Listings
International listings refer to properties listed on Proplokl that are promoted to potential buyers or renters outside of Malaysia. These listings benefit from enhanced visibility on international platforms, providing access to a global audience of property seekers.

10. Termination and Suspension
Proplokl reserves the right to:

Suspend or terminate listings that violate these Terms and Conditions.

Ban agents who engage in fraudulent or unethical behavior from using the Platform.
11. Refund Policy

Fees are non-refundable unless a technical issue prevents the listing from being posted, in which case Proplokl will work to resolve the issue or issue a refund at its discretion.
12. Limitation of Liability
Proplokl is not liable for any direct, indirect, incidental, or consequential damages arising from the use of the Platform, including but not limited to data breaches, loss of listings, or technical issues.
13. Indemnification
Agents agree to indemnify and hold Proplokl harmless from any claims, liabilities, or damages resulting from their listings or actions.
14. Dispute Resolution
Any disputes arising from these Terms and Conditions shall first be resolved through mediation. If unresolved, disputes shall proceed to arbitration as per Malaysian law.
15. Data Usage and Privacy
Proplokl complies with Malaysia's Personal Data Protection Act (PDPA). Agent and property seeker data will be used solely for the purpose of providing and improving Platform services and will not be shared without consent.
16. Force Majeure
Proplokl is not liable for any failure to perform due to unforeseen events such as natural disasters, server outages, or other force majeure incidents.
17. Intellectual Property Rights
All content submitted by Agents remains their property; however, Proplokl reserves the right to use such content for promotional purposes.
18. Agent Account Security
Agents are responsible for maintaining the confidentiality of their account credentials and must notify Proplokl immediately in case of unauthorized access.
19. Right to Refuse Service
Proplokl reserves the right to refuse service to any Agent who violates these Terms and Conditions or engages in conduct detrimental to the Platform’s reputation.
20. Amendments
Proplokl reserves the right to update these Terms and Conditions at any time. Agents will be notified of any significant changes.
21. Governing Law
This agreement is governed by the laws of Malaysia. Any disputes arising from this agreement shall be resolved in Malaysian courts.
By listing a property on Proplokl, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
